Besides the main reception room, there is a second study or library, which in turns opens out to a downstairs bedroom and bathroom. The master suite encompasses a huge amount of surface area, with the infamous bathroom, which is spacious enough to dance in, not to mention its two bathtubs… The master bedroom is equally generous in size. Future occupants to the property might wish to rethink how the rooms are used. There is certainly more than enough space to play around with. The master bathroom could perhaps become a bedroom with an ensuite. It is certainly spacious enough. The property was designed so that the sleeping accommodation is almost entirely reserved for Monsieur and Madame, with guests retiring to the cottage at the bottom of the garden. All rooms are on the ground floor. There are no stairs; each room flowing to the next in circular fashion around a central terrace, like a Riyad. There is a guest cloak room behind a decorative wooden door in the main hallway. The Guest Accommodation At the entrance to the cottage, there is a large guest cottage, with a kitchen, living room, three bedrooms and two bathrooms. Where are we? This property is located in the beautiful countryside close to the market town of Condom, in an area renowned for its vines. The property sits in an elevated position with a stunning southerly view. Condom is approximately ten minutes by car and in the other direction there is easy access via lovely country lanes to Eauze - with its fabulous local market. Castera Verduzan and Valance-sur-Baise are also close at hand and both have shops and bakers. The airport of Toulouse is one hour forty minutes away and the TGV station in Agen just under an hour. The main house / the ground floor We enter the property directly into a spacious room, which must once have been the main kitchen. It has retained its original fireplace which is now fitted with a wood-burning stove. The property has terra-cotta style floor tiles and good high ceilings. There are two storage cupboards, two doors to the front terrace and access to the old wooden staircase to the first floor. Downstairs WC There is a downstairs WC and wash basin in a small hallway just off the main entrance. The two downstairs bedrooms On each side of the central hallway there are two very spacious double bedrooms both with ensuite shower-rooms. The first overlooks the front driveway, the second has a lovely view of the gardens and French doors to the terrace. The first floor bedrooms There are three first floor bedrooms. The first is a master bedroom with an ensuite shower. This is a gorgeous room with three windows and an extremely comfortable amount of space in the bedroom. The views are lovely and of course there is lots of lovely sunlight. The second bedroom is a generously sized double bedroom, the third slightly smaller but also able to hold a double bed. There are handy storage cupboards in both rooms. These two bedrooms share a family bathroom with a big bath tub, sink and WC. The Gardens and Pool The gardens are well presented, but of course their finest feature is the view! The gardens to the south are reminiscent of a Roman hilltop, with what can only be called a panoramic or sweeping view which is very impressive. The pool area sits in the perfect position to enjoy the views - one can imagine swimming here « into » the view. There are terraces on all sides of the property with a hedged parking area to the front.
