Mill Sens (89)
A former mill and its outbuildings in the middle of woods and grounds crossed by a river, 1 5 hours from Paris. The property is accessed via a private driveway that runs through woods to a gravelled courtyard used as a car park. After going round the outbuildings we come to the main courtyard, where the old mill and outbuildings form a harmonious L-shaped group. The history of the flour mill is attested to by notarial deeds dating back to the 16th century. It has full French ownership rights and a drop height of around 1.50 metres. The paddle wheel was dismantled in the 1950s when the building was converted into a family residence. Built on two levels, the mill has a gabled tiled roof. Its facades are rendered and enhanced with corner quoins and brick bay surrounds. The roofs of the outbuildings, also with tiled gables, are pierced with hanging dormers and dormer windows. Covered in Virginia creeper and adorned with climbing roses, the facades have several varying sized windows, fitted with patio doors and large French-style windows protected by shutters.

House with garden Sens (89)
This property, the former mill of the Archdiocese of Sens, represents a significant architectural potential with 640 square meters of buildings set on a 8,700 square meter park. The expansive entrance porch opens onto a courtyard enclosed by four buildings: An workshop (former barn) with impressive volumes, suitable in its current state for artistic activities or artisanal professions. The main residence, comprised of spacious rooms, likely requires restructuring and decoration; however, it possesses all the decorative and technical elements waiting to be highlighted. (The mill wheel, powered by a natural spring, is operational and could make the residence self-sufficient in electricity.) The former stables, with a portion converted into an apartment, could accommodate a professional practice. Moreover, the outdoor spaces are meticulously maintained, featuring: A beautifully landscaped park with gravel pathways, adorned with roses and trees, and punctuated by a gazebo and a covered well. A natural spring that powers the mill wheel and the channels flowing through the property. A small wood with diverse tree species. The entire property exudes charm and offers considerable potential for various lifestyle projects, subdivision, and development. The predominantly residential environment is tranquil. In addition to this property, it is possible to acquire additional adjacent lands, including one with a free-standing house (formerly the property's caretaker's residence), which presents an immediate rental potential (compliant with rental standards).

House Sens (89)
An old renovated farmhouse and outbuildings set around a wooded courtyard and garden, 1 h 15 from Paris. A large wooden gate provides access from the street to the courtyard. Planted with trees and flowerbeds, this courtyard is bordered by the farmhouse, the various outbuildings and a perimeter wall. A second automated gate leads via a gravel driveway to the garden, which surrounds the main building on two sides. The rectangular farmhouse has a tiled hip roof; its facades are rendered and enhanced with corner quoins and brick window surrounds. The former carriage entrance has been fitted with a large glass opening. Set back from the farmhouse at right angles, the first outbuilding is topped by a tiled gable roof. Its rendered facades, like those of the farmhouse, are punctuated by brick window surrounds and corner quoins. Other outbuildings are dotted all around the courtyard.

House Sens (89)
A renovated 18th-century house with a walled garden, nestled in the historical town of Sens, Burgundy. The dwelling was built at the end of the 18th century. The bailiff of Sens ordered construction of the edifice to house his family. Later, in around 1850, the building became the head administrative office for the local area. The current owners, members of a local family, have renovated the house entirely. The property turns its back on the small street on which it stands. One of its tall elevations with a cornice faces the road. This elevation is punctuated with brickwork, which forms the window surrounds and a stringcourse. This brickwork adds colour to the plain rendered wall. An elegant stone doorway with a segmental arch surrounds the entrance gate. The facade faces the garden. Its stringcourses and the surrounds around its evenly spaced windows are also made of brick. A tall wooden double gate leads into a covered entrance area. A huge glass wall forms the far end of this covered space and offers a delightful view of the garden and the majestic trees that dot it. A few steps lead up to French windows that form an entrance. This flight of steps is aligned with the edifice’s sandstone base course. The dwelling offers a floor area of around 300m². It has a basement, a ground floor, a first floor and a second floor in the roof space. Two dormers with brickwork window surrounds and triangular pediments stand out on the tiled roof and bring natural light into the second floor. The house is in excellent condition. A tasteful modern touch has been added to its 18th-century decor.
